General conduct

You, your occupants or guests, or the guests of any occupants, may not engage in the following activities: behaving in a loud or obnoxious manner; disturbing or threatening the rights, comfort, health, safety, or convenience of others (including our agents and employees) in or near the apartment community; disrupting our business operations; manufacturing, delivering, possessing with intent to deliver, or otherwise possessing a controlled substance or drug paraphernalia; engaging in or threatening violence; possessing a weapon prohibited by state law; discharging a firearm in the apartment community; displaying or possessing a gun, knife, or other weapon in the common area in a way that may alarm others; storing anything in closets having gas appliances; tampering with utilities or telecommunications; bringing hazardous materials into the apartment community; or injuring our reputation by making bad faith allegations against us to others.

Smoking

The community, including all interior and outdoor spaces are smoke and vape free zones.

Using smoke or vapor devices in the community are considered violations that may result in fines or eviction.

Quiet hours

Quiet hours are between 10:00pm and 6:00am.

These are designated times when residents are asked to minimize noise levels to maintain a peaceful and comfortable living environment for everyone in the community.

During quiet hours, residents should avoid engaging in activities that may disturb neighbors, such as loud music or parties. By adhering to quiet hours, residents can show consideration for their neighbors and create a more harmonious living space for all.

Fines

As a community, we are committed to providing a safe and comfortable living environment for all residents. To ensure that this standard is maintained, it is important that everyone in our community follows the rules and regulations set forth in the lease agreement. Unfortunately, there are times when residents violate the terms of their lease agreement, which can result in fees and penalties.

We have implemented a four-tiered system of lease violation fees and penalties as follows:

  • $0 for first-time violations that are minor in nature or where the resident takes prompt corrective action
  • $75 for repeated violations or violations that are more serious in nature
  • $150 for violations that are severe in nature, pose a risk to the safety of other residents or property, or are in violation of state or federal laws
  • Eviction for violations that are egregious, repeated or where the resident refuses to comply with the terms of the lease agreement.

Examples of violations that may result in fees include:

  • Failure to properly dispose of trash and garbage (2nd Violation gets $0 Violation 3rd violation begins the charges of $75)
  • Loud noise and disturbance of the peace
  • Smoking in the community
  • Damage to the property beyond normal wear and tear
  • Hosting illegal activities in the apartment
  • Breaking any of our community guidelines

We take lease violations seriously and will take appropriate action when necessary. Before any action is taken, we will thoroughly investigate any alleged lease violations and provide the resident with an opportunity to respond.

It is important to note that by violating the lease agreement, residents may also be subject to other legal consequences, including eviction or legal action.

We encourage all residents to familiarize themselves with the terms of their lease agreement and to ask questions if there is any confusion or uncertainty. By working together and respecting each other's rights, we can ensure that our community remains a pleasant and safe place to call home.

Additionally, breaking any of the rules outlined in the resident lease or the community guidelines may result in a 10 day notice, in which the resident must desist from violating guidelines. Depending on the severity of the rule broken, residents may receive a warning and/or fee. Culdesac reserves the right to escalate to eviction if guidelines are not adhered to.
