How you pay for electricity

This article lays out the formulas for which you pay for electrical service.

Our electricity is provided by SRP, the regulated monopoly in the area. The pricing is regulated by the Arizona Corporation Commission.

SRP provides electricity to a meter in each block, each retail space, the common areas, and to the residential portion of the Market and Hub buildings. They are unable to provide a submeter for each unit. We are in the process of installing submeters (provided by Siemens), but they won't come online until after the completion of Phase 2 (we will send a 90 day notice before we start billing using the submeters).

There are 4 components of electrical bills at apartments

  1. Admin charge
  2. Base charge for electricity in a unit
  3. Charges for electricity usage in units
  4. Charges for electricity in common areas

Breaking down each charge at Culdesac

  1. Zero. Culdesac does not charge an admin fee
  2. Zero. At Culdesac, residents also don't have a charge for this. Because we don't have SRP submeters, we can use the SRP Business Time-of-Use (TOU) Plan. This saves you from the $20/mo you would have payed on their Residential Plans.
  3. Based on usage each month. SRP bills Culdesac according to the Business TOU Plan. Culdesac then bills you as follows: for your meter (e.g. if you're in Block 2026, the meter is for that block), Culdesac bills you using Ratio Utility Business System (RUBS). All residents on a given meter summed together equal the SRP bill that Culdesac paid. Your unit is weighted by size and days occupied (i.e. a resident who moved in halfway through a billing cycle pays half as much as a resident occupying the same unit type all 30 days).
  4. Based on usage each month. SRP bills Culdesac also according to the Business TOU Plan for the common areas (e.g. gym, pool, common lighting). We split this evenly by unit weighted by days occupied and number of occupants.

Your bill shows up each month in the Resident Portal. By request, we can share the meter readings that went into your charge.
